Challenge: Maximizing the office yield of a 6,000 square foot office business center. This is an illustration of a boutique office center. The challenge is to make it economically feasible.
Criteria:  
Space:  6,000 useable square feet.
Location:  Suburban Tampa Florida, near major highway, Class “A” stand alone one and one half story building. Single tenant.
Age:  New
Condition:  Country French architecture with central entry.
Space Configuration: The client was very specific about maintaining a classic décor employing antiques and traditional furniture
Influences:

The center is located in a pristine setting on a lake, surrounded by a high end residential neighborhood.

The client has specific requirements and presented a highly selective process for choosing clients who can appreciate this unique center.

Conventional wisdom indicates that office business centers under 10,000 usable square feet face economic challenges. In rare circumstances, through efficient space and financial management, it is possible to design and develop a smaller center such as Magnolia.

The Solution:

The solution is attention to details and maximizing available space. Magnolia contains 22 office and suite clusters. Building development and interior design cost controls allowed this inventory to provide the return on investment this client expected.

Design ambiance provides the warmth of a “home away from home” atmosphere that allows Magnolia Executive Suites to differentiate itself from its larger, more institutional neighbor suites and be successful.
